Market Research - HomeBrew Shop Location Dublin 15 years 9 months ago #1

Guys and Gals,

We are looking for some advice and feedback on where to locate a HomeBrew shop in Dublin and would value your input...

We currently have a shop in Athlone, located on a main road with parking right out side the door and it works very well but this is the country so a different story to Dublin!

In Dublin rents are a lot higher and we will be making the move to hiring staff so we want to get it right..!

Feedback on the best location would be great, would you guys make the trip to somewhere located in Sandyford, Blanchestown etc(outskirts with parking) or would something in the centre of town be better, Templebar, Rathmines etc (not much parking).

Something we are also toying with is locating the shop near a good Craft Bewer type pub, do you think this would make a difference? If so which is the top rated pub?

Any help would be really really good.. big investment to make, so want to make sure we do everything right...

Somewhere close to the M50 would be best imo. It is Europe's biggest ae Park after all!! <!-- s:D --><img src="{SMILIES_PATH}/icon_biggrin.gif" alt=":D" title="Very Happy" /><!-- s:D -->

But seriously, it'd be a bit of a catch all.

Best bet is somewhere near good public transport as well as easy parking. So Sandyford would be best in that case (even if it is the wrong side of the city for me).

You're right, city centre rents are high, I recommend setting up in the centre of Skerries <!-- s:lol: --><img src="{SMILIES_PATH}/icon_lol.gif" alt=":lol:" title="Laughing" /><!-- s:lol: -->

I think as a group our favourite pubs are the Bull and Castle, the porterhouses, and perhaps the newcomer Mulligans. In fact, as I think Laura pointed out earlier, with Drinkstore and Mulligans opposite each other you could do worse than Stoneybatter. It's on the Luas, walkable from town, near to Mulligans, not a million miles from B+C. If you're going to get a cheap unit I'd say your best bet might be there.

Personally I wouldn't bother going any further south than the canal if you had a shop out that direction, it wouldn't be worth my while and I think I'd sooner save my time and order online. I don't think anyone who doesn't live in Rathmines actually regards rathmines as the centre of town. Somewhere like Blanch or somewhere there is a big retail park might not be a bad idea, templebar, georges st, or somewhere less salubrious like Talbot st or pearse st might do, but even then I'd say you'd still be screwed rentwise. Maybe you'd get a cheap unit up the far end of capel st, maybe a burnt out headshop?
