If you are going to open a shop in Dublin there is little point in putting it on the outskirts. Yes, you might get a few people who live/work locally and others who are willing to drive to you, but for the rest of us, getting out to Lucan, or Sandyford, or wherever seems like a lot of trouble. Much easier just to get the stuff delivered, thus making the shop pointless.

The advantage of a shop in Dublin would be to allow people to drop in and have a look around and that is more likely to happen close to town. The Smithfield location looks like a very good compromise. It is very close to town and has good public transport links but the rents should be relatively low, as there are a lot of empty units there.

In the interests of balance and not-being-at-the-back-door-of-my-office, I'm trying to think of other city centre locations where rents are likely to be low. Pearse Street direction, perhaps. Or there a few vacant shops in Cathedral Court on New Street.

I would contact a few city centre landlords and get an idea of how much their premises cost against how much you can afford. It's a buyers market right now as there are more businesses shutting down than opening up.

I have to second both somewhere with good public transport (Sandyford does sound nice, but I work in Sandyford so I would say that.); and although Stoneybater is a bit more difficult for me to get to, it is a nice second alternative in my book.

Having a craft beer pub and offlicense there, would allow me to meet all my craft beer needs in a single trip; that's pretty compelling...

Lord Edward Street would be another decent location for the same reasons.

So essentially you need to set up several locations around Dublin, each being close to where each ICB member either works or lives.
