What is the ratio of empty premises versus working ones in the Irish Life Mall? Last time I went through there, there was a lot of closed shops and the last thing you want to do is open up in an area that is on the tipping point towards dereliction.

We would be opening another store.. Big decsion though so want to get it right.

Irish Life Mall is half emtpy, think they had planned to rebuild it before the bust.. Only reason we looked at it is very cheap rents for the middle of town..

Will let you all know anyway.

Thinking about it, Georges Arcade ([url:2d10iti1]http://www.georgesstreetarcade.ie/[/url:2d10iti1]) would probably be a very good fit and it attracts the "correct demographic"

What about that underground unit off Moore Street where all the foreign markets are, there are plenty of empty units in there and it can't be all that expensive when you look at the shops that are in there now.

I don't think I have EVER been in that place. Have no idea what if any shops are in it. Only time I ever notice it is whilst driving around the back of busaras. I don't even know how one gets into it on foot.
I really doubt that this will be the correct location to capture passing footfall tbh.

As someone already mentioned parking is a big consideration - homebrew stuff is bulky and/or heavy, so being able to park right outside the shop would be a big attraction vs having to park in a multistory and hawk stuff around the place.
