have been in a couple of times since the (organ sound, sideways glance) FLOOD.

The place is booming. great to see

I'll say one thing for this latest round of floods, they didn't seem to effect the foul drainage sewage network. Back in the days when we had combined storm and foul drainage you could have raw sewage washed into your gaff during a flood. Now it's just silty water for the most part. Makes the cleanup much easier.

Nevertheless my new flat is on the 3rd floor...
